Terms and Conditions

A few guidelines to help us take care of the space, our future guests, and each other.

Guest Age Requirements

  • You must be at least 18 years of age to book accommodation with us.

Guest Check-In Requirements

  • For bookings made directly through the AREM Holidays website, or via Booking.com, Expedia, or all other platforms other than Airbnb, guests are required to complete the provided check-in form to verify their identity and confirm authorisation for check-in.
  • For Airbnb bookings, please ensure your Photo ID is verified through the Airbnb platform and your profile includes a clear and accurate photo.

Payment

  • Full payment for the accommodation is required at the time of booking.

Cancellations and Refunds

  • For bookings made directly through the AREM Holidays website: Cancellations made more than 14 days prior to check-in are eligible for a full refund with no cancellation fees.
  • For bookings made via third-party platforms (e.g. Booking.com, Expedia, Airbnb): Cancellation policies vary. Please refer to the terms and conditions specific to the platform used to make your booking.

Changes to Bookings

  • For direct bookings, please contact the AREM Group during office hours (Monday to Friday, 9:00am – 5:30pm) to request changes.
  • For third-party bookings, changes must be made via the respective platform.
  • Please note that changes are not guaranteed and may be subject to availability, additional fees and platform policies.

Check-In and Check-Out

  • Check-in: From 2:00pm or 3.00pm, depending on the property.
  • Check-out: By 10:00am
  • Early check-in or late check-out may be arranged upon request and may incur additional fees.
  • For same-day bookings, please contact us by phone to confirm your estimated check-in time. This allows us to ensure your room is prepared for arrival and to coordinate a suitable key collection arrangement.

General House Rules

  • No Smoking: Smoking is strictly prohibited in all indoor and common areas. A cleaning fee will be charged to the nominated card if evidence of smoking is found.
  • No Pets: Pets are not permitted in any of our properties. A cleaning fee will apply if evidence of animals is found.
  • No Parties or Drugs: We maintain a strict no-party and no-drug policy. If there is evidence of such activity, an excessive cleaning fee will apply. Involvement of the Building Manager or Police will result in immediate eviction with no refund.
  • No Outdoor Shoes: To maintain a clean and comfortable environment for all guests, we ask that you do not wear outdoor shoes inside the property. Please use indoor or house shoes while inside. Excessive dirt or damage to floors and carpets caused by wearing outdoor shoes may result in an additional cleaning fee charged to the nominated card.
  • Cooking & Fire Safety: Always keep the entry door closed and use the kitchen exhaust fan while cooking. If indoor smoke activates the apartment smoke alarm, do not open the main entry door, as this could trigger the building-wide alarm and result in a fire brigade call-out. If this occurs, you will be responsible for the $7,000+ emergency services fee.
  • Keys: One set of keys is provided per stay. Lost or damaged keys/fobs will incur a replacement fee, which varies depending on the building. If you lock your keys inside the apartment, you will be responsible for any locksmith charges.

Building-Specific Rules

  • Our properties are located in different buildings, each with their own rules and regulations. Please refer to the information available on each specific listing and the file provided in your short-stay unit. Non-compliance may result in additional fees, fines, or legal action.

Force Majeure

  • We are not liable for any failure to meet our obligations due to events beyond our reasonable control, including but not limited to natural disasters, acts of war or terrorism, riots, government restrictions, or other unforeseen circumstances.
